Size:
It’s a simple formula: the more materials it takes, the higher the costs. So when you’re trying to figure out how much you need to budget for a new roof, there are two key factors you should take into consideration: The size of your house is not necessarily the size of your roof. You also have to factor in overhangs and pitch (which increases square footage).

# of stories:
The number of stories in your home or building will determine how many workers you need, which can affect both cost and time. The higher the structure, the more time and effort to safely complete the job.

Slope:
There are different types of roofs: flat, peaked, mansard, gambrel… the list goes on and on. But there’s one factor that affects them all: slope. The steepness of a roof is measured in degrees (°) and is based on the ratio of rise (vertical distance) over run (horizontal distance). The steeper the roof, the more time it takes to bring the material on the roof, install it while fighting gravity, more safety gear, less maneuverability, and more dangerous of falling off.

Layers:
The more layers you have, the more time it takes to remove them and pay for disposal. We pay for disposal per ton, so each layer adds double the amount in disposal fees. Also, having less layers means we can use fewer workers and fewer tools.

Materials:
There are many factors that contribute to the price of a new roof. But one area where you can have a large impact on the final product is with the materials that you choose. The materials used can affect cost as well as the warranty on the job. For example, using longer shingles increases the life expectancy of your roof by 10 years but also increases cost. Using better-quality materials always saves money in the long run.

Components:
Each roof has unique components to it. Some have box vents, others ridge vents, you might have plumbing vents that need replacement, power attic vents, skylights, flashing kits, etc. That is why we always look at your roof to make sure we can give you the most accurate estimate.

Permits and Fees:
Building permits can be a nightmare. Not only do they have to be acquired, but depending on your local area, they can cost a lot of money. An average permit will run you anywhere from $100 to $500, and might only cover a limited amount of square feet. By the way, we always research the permit price and factor it into your estimate.
